This article looks at the proposition that the parcel should be treated as an element of special character not secondary to title, the traditional view that has controlled title and deed registration systems. Real property concepts are not static and the changes in the course of time are reflected in the laws of property and those governing and those governing the manner in which title is proven. Following the Ontario Law Reform Commission Report on Land Registration, it is evident that Ontario will evolve a nwe system of recording titles. The single greatest advance would be prime emphasis on the parcel as the keystone to an ultimate land information system of which title is only on part. This paper provides a review of historical events in the development of title systems and methods of treating the parcel and comments on several modern problems.
