Title insurance of land is an America institution born out of necessity. In the absence of a comprehensive cadastral system, private real estate investors and home owners are given some protection of their rights, title and interest in the land by private title insurance companies. Title insurance surveys are like floating islands until they can be coordinated and tied into an official land parcel map. Title insurance is a stop-gap method until an official cadastre is created.
